THE APPIAN WAY

Maintaining timely coordination with all parties involved in the permitting and construction of the project.

Appian Engineering permitted a City of Umatilla Construction Plan for the most recent phase of a 125-acre Assisted Living development known as the Lakeview Terrace Retirement Community. The most recent phase was comprised of nine (9) additional 4-unit, two-story villa buildings, a 30,000-sf community clubhouse, a new five-story assisted living tower, and a 2,100 square foot sales center. The project was the fifth phase of the overall development and was designed to integrate into future phase expansions.

Permitting services in addition to all City of Umatilla permits consisted of a St. Johns River Water Management District Individual Environmental Resource Permit and a Florida Department of Environmental Protection Potable Water and Wastewater Permit. The stormwater permit was unique in that it required the master planning of the entire property including a master stormwater basin analysis to support future phases. The FDEP wastewater permit also required the design of 11 individual lift stations connecting to the onsite treatment system.

In addition to all permit acquisitions, Appian provided constant sub-consultant coordination services to ensure a timely manner of deliverables including photometric plans, landscape, hardscape and irrigation plans, ALTA boundary, topographic and route surveys, traffic impact analysis, and environmental site assessment and phase 1 contamination analysis.

After all developmental approvals, Appian was instrumental in overseeing the construction of the project by maintaining a continuous line of communication with the contractor and contractors sub consultants. Once all above and underground construction had been completed, Appian provided administrative services and obtained all necessary certificates of completions and final clearances.
