Beachline Commerce is a two-phase industrial project located off S. John Young Parkway within unincorporated Orange County. Currently under construction, Phase 1 consists of a ±154,000 square-foot industrial shell building along with the necessary infrastructure. Phase 2 is under development and will complete the project with a second shell building, this one with an area of ±110,000 square feet.

Appian Engineering permitted a Final Engineering Plan for the initial phase of Beachline Commerce through Orange County, Orlando Utilities Commission, South Florida Water Management District, and Florida Department of Environmental Protection. Due to the nature of the project, Appian also coordinated with the project’s client/developer and architectural team extensively to ensure the final product met the expectations, as well as with the surveyor and Orange County Utilities due to existing conditions including large-diameter water, force, and storm mains present throughout the site.

We have maintained consistent progress on this project through timely and consistent coordination with the multiple permitting agencies involved. Currently, the initial phase of Beachline Commerce is under construction.
