THE APPIAN WAY

Comprehensive Plan Amendment to change Future Land Use of one of the subject parcels

Rezoning to planned unit development (PUD) of entire property; Preliminary and Final Development Plans for Phase 1 and for Phase 2

This project was divided into two phases. Phase 1 included 177 units, right-of-way improvements to Johns Road, and the majority of the utility improvements. Phase 2 includes 124 units, roadway improvements to the City of Apopka’s and Orange County’s Johns Road and Bradshaw Road rights-of-way, respectively, and a pump station which discharges into Phase 1’s sanitary system.

Appian Engineering ensured that the project proceeded smoothly through timely and consistent coordination with the multiple permitting agencies involved (City of Apopka, Orange County, Florida Department of Environmental Protection, St. Johns River Water Management District, and Federal Emergency Management Agency).

We also coordinated with the neighboring residential communities to address concerns raised by adjacent homeowners regarding proposed development. We also focused on the aesthetics of the site, while maintaining cost-effective timely coordination and permitting, offering significant value to the client.

Currently, Lakeside is finalizing the construction of its few remaining lots as most of the 301-unit subdivision has already been sold and transferred to homeowners.
