Obtaining several variances from staff and council to facilitate development of a challenging site.

Due to elevation challenges from the existing historic borrow pit activities, some units were split by the story which required detailed grading at the transition points.

During the course of this project, we provided planning and professional site civil engineering services. In addition, we provided the following services:

Updated Boundary, Topographic, Tree, and Buried Underground Utilities Surveys, Updated Geotechnical investigation/report with field surveyed boring locations, Environmental Report with Species and Wetland Flagging, Traffic Study, Kickoff Meeting, Conceptual Master Overall Site Plan Refinement, Schematic Design 30% Construction Plans with Preliminary Grading Cut/Fill Mass Balance Analysis and Preliminary Stormwater Management Evaluation, City of Clermont PUD Re-zoning with Waivers; Preliminary Utility Plan, Design Development 60% Construction Plans with Second Iteration of Cut/Fill Mass Balance Analysis and Report (Optimize Earthwork), Final Engineering Construction Documents (Plans/Calculations, etc.), Architectural/Vertical, Site Lighting, Tree Mitigation, Code Minimum Landscape/Irrigation, etc., Design & Permitting, Permitting Approvals (City of Clermont, St. Johns River Water Management District (SJRWMD), and Florida Department of Environmental Protection (FDEP)), and Concurrency; Client, Team & General Project Coordination & Meetings – As Needed.
