THE APPIAN WAY

Maintaining timely coordination with all parties involved in the permitting and future construction of the project

Achieving the desired yield and subdivision provisions while keeping in mind aesthetics and cost effectiveness.

Appian Engineering permitted a Construction Site Plan for the Winding Meadows subdivision through City of Apopka, St. Johns River Water Management District, and Florida Department of Environmental Protection, as well as an Orange County Right-of-Way Improvements Plan for the proposed improvements to Plymouth Sorrento Road. Appian also coordinated with the project’s surveyor and retaining wall contractor for a Preliminary Plat and Retaining Wall Structural Plan, respectively, for permitting with the Construction Site Plan through the City.

We have maintained consistent progress on this project through timely and consistent coordination with the multiple permitting agencies involved. Currently, Winding Meadows is under construction.

House Bill #7103 and a Comprehensive Plan text amendment initiated by the city were a challenge to keep the project on schedule as the delay in their respective resolutions delayed the adoption of the Large-Scale Comprehensive Plan Amendment and Rezoning for this project. Regardless, through timely coordination with the reviewing staff and the rest of the design team, Appian Engineering has met scheduled deadlines by achieving approvals for the Master Plan and the Major Development Plan earlier than initially anticipated.

Several other key tasks we accomplished during the course of this project were: Due Diligence Research Report and GIS Exhibits; Conceptual Overall Site Plan Refinement; Large-Scale Comprehensive Plan Amendment to change the Future Land Use of three of the subject parcels; Rezoning of the entire property to Mixed Use with an accompanying KPI Mixed-Use Master Plan; and a Major Development Plan; and Construction Administration.
